22 Things Your Technician Will Do during a Maintenance Visit

Maintenance agreements are not just hype; they are an investment in your heating and cooling systems and your comfort, year-round. They make it easy for your system to get the attention it needs, twice a year. But what exactly happens during a maintenance visit? Let's take a look. There should be at least 22 things on your technician's to-do list.

Spring Maintenance

HVAC maintenance in the spring gets your air conditioner ready for the full-time work it's about to do as the weather gets hot and your house gets hot with it.

Spring maintenance includes:

  1. Check and clean the condenser coil
  2. Inspect the evaporator coil
  3. Inspect the blower wheels
  4. Check and charge the refrigerant
  5. Inspect and clean or replace the air filter
  6. Inspect and adjust belts and pulleys
  7. Lubricate motors and bearings
  8. Test and calibrate thermostat
  9. Clean condensate drain
  10. Inspect all wiring and connections

Fall Maintenance

While spring maintenance gets you ready for cooling season, fall maintenance transitions your system from cooling to heating to prepare for cooler weather. While some items on the maintenance list are the same for spring and fall, some are different.

Fall maintenance includes:

  2. Inspect and clean or replace the air filter
  3. Clean and adjust burner assembly
  4. Check thermocouple and flame sensors
  5. Check and adjust fan switch
  6. Monitor and adjust the pilot light
  7. Check safety controls
  8. Inspect the blower wheels
  9. Inspect flue pipe
  10. Check combustion air openings and gas lines
  11. Test and calibrate thermostat
